Auditing of air Conditioning Systems Maintenance Agreements

1.Inventory of cooling units: split system air type (condenser & evaporator units), window-mounted units, fan-coil type, self-contained, multi-split, etc., identifying manufacturer/model/serial #, and cross-checking with assets records.
2.Checking installation and operation: equipment rating, position in the building structure, environment, blocking, overall installation.
3.Checking maintenance status (scheduled maintenance) for:

  • Electric system: on power lines conductivity, switching test, thermal switch test, overload protection test, fan motor test, compressor test, condenser test (condenser or power factor), reversing valve test.
  • Cooling system: filter cleaning, leakage test, fluid collection, de-clogging the system, vacuuming the system, gas recharge, piping, etc.
  • Air quality report check (ANVISA): intervals, validity, and results.
  • Detailed report: containing descriptions, photographs, and measurements (temperature, relative humidity, wind speed and so on)

This is carried out by specialized engineers using instruments to read room temperature, wind speed (close to air conditioning units), and noise level.
